“Is now a good time to sell my home?” That’s the question I hear from most homeowners. Based on what we’re seeing in the market right now, 2025 is shaping up to be a strong year for home sellers. This isn’t based on guesswork because it is what we’re seeing in the data and trends of the real estate market. Here are three reasons why 2025 is shaping up to be the best year to sell:

Reason #1: Mortgage rates are starting to ease. In the second half of 2024, mortgage rates were hovering between 7 and 7.5 percent. Today, they’ve dipped closer to 6.75 percent, and many experts believe that rates could continue to come down throughout the year.

When interest rates fall, buyers can afford more. That increased affordability brings more buyers into the market, and more buyers means more competition for your home. That competition then leads to faster sales, stronger offers, and fewer concessions. Simply put, lower rates give you a better chance to sell quickly and for a price that reflects your home’s true value.

Reason #2: Buyer demand is climbing. Over the last few months, I’ve seen a clear increase in buyer activity. Every week, I hear from two to three new buyers who are pre-approved and ready to purchase. They’re not browsing—they’re serious and motivated.

National data backs this up. More buyers are entering the market now than we’ve seen in the past five years. This is a key factor for sellers as high demand puts you in the driver’s seat. When more qualified buyers are competing for fewer homes, you’re more likely to receive multiple offers, avoid lowball bids, and close on your terms.

Reason #3: Home values are holding strong. Prices may not be spiking like they did in 2021 or 2022, but they are still appreciating. In fact, home values are rising at a pace that’s above the historical average. If you’ve owned your home for more than a couple of years, there’s a good chance you’ve built up equity. This means you could walk away with a solid profit while still pricing competitively in today’s market. With buyer demand rising, you may not have to wait long for the right offer.
